One short walkthrough
Twenty to thirty minutes. We are not inspecting to nitpick; we are scoping the renovation we will fund ourselves. The house can be messy, full, damaged, or occupied. We have seen all of it.
You get a written offer with the math showing
Estimated fixed-up value with the comps we used, realistic repair costs, our margin, and your net number. No expiration-in-one-hour pressure tactics. Compare it against anyone; an offer that cannot survive comparison is not an offer worth taking.
You pick the closing date
Seven days when a deadline demands it, or months out if you need time. Everything closes through a licensed Texas title company: they clear the title, hold the funds, pay off any mortgage or liens, and wire you the balance. You never hand over keys against a promise.
One promise that covers everything above: we explain any material change before you decide. We aim to price the work before writing an offer. If due diligence reveals a material fact that neither side knew, we explain it, document it, and you decide whether revised terms still work for you.
Process questions
How do you decide what to offer?
We start with what the house will be worth after renovation, based on closed sales nearby. We subtract the real cost of the work, our transaction costs, and our margin. What is left is our offer, and we show you each line. Deadlines and desperation are not inputs to the formula.
What if I owe more than the house is worth?
We will tell you straight, and walk you through what the numbers look like. In some cases a short sale conversation with your lender is the right path, and we can tell you what that involves even though it is slower.
Can I stay in the house after closing?
Often yes. Short leasebacks after closing are something we negotiate regularly for sellers who need proceeds in hand before they can move. Ask about it during the walkthrough.
What paperwork do I need?
Usually just your ID. The title company pulls the deed, mortgage payoff, and tax records. For inherited property, bring whatever probate documents you have and we will figure out the rest with the title company.
